The podium design features organic forms with hanging gardens and trees indicative of a steep river bank on the outer edge of a turn on the Brisbane River, softening and enhancing the built environment on Station Road. This harmonious blend of landscape and built form will provide a sense of tranquillity and well-being. The frontage to Station Road acts as an expansive “verandah”, reflecting the architectural style of this suburb’s numerous classic Queenslander-style homes. The integrated landscape and hanging gardens soften the existing urban character of the street.
An experiential ground plane, punctuated by vistas through the development, encouraging pedestrian movement providing enhanced passive surveillance. The permeable design blends landscape and paved communal areas encouraging cool breezes to move across shaded thermal mass resulting in a reduction of the heat island effect.
The retail arcade will draw people into and through the site, utilising the travelator to access the plaza creating a more equitable and walkable transition along Station Road for less abled people. This connection further activates the space and provides opportunities for residents and the public to pause, and escape the summer heat.
An engaging and activated retail precinct at the ground level will provide food and beverage offerings as well as ancillary retail shops acting as an extension of the BtR community. This layered retail precinct engages with Station Road, punctuated by landscape and breezeways, publicly accessible, encouraging the public to move into and through this shaded, landscaped plaza creating a space where the BtR community and public blend together and integrate.
The development will be designed to achieve GBCA’s 5 Star Green star certification and will incorporate leading green building initiatives to reduce the impact of the development. Numerous community based environmental initiatives will be adopted and facilitated through its design.
As a transit-oriented design; a 2min walk from Indooroopilly train station, 100m from a bus interchange, and a major neighbourhood shopping complex, this development sets a pathway for a reduced need of car usage and ownership. A car share program, green transport strategy, as well as cycle and running club facilities will result in a community that is more likely to pursue active transport options resulting in a minimal impact on traffic generation and the environment.
